Afghanistan is a landlocked state. Its capital is Kabul. It borders to the west with Iran, to the south and east with Pakistan, to the north with Turkmenistan, Uzbekistan and Tajikistan and with China to the region further east of the country.

It is not easy to buy property or sale in Afghanistan. Afghanistan, torn for decades by the internal war, still hosts about 30 million people. More than a third of the population lives below the poverty line, practically unable to meet their food and accommodation needs, according to World Bank data. Afghanistan ranks 23rd in the list of the world's poorest countries in the journal Global Finance, while Transparency International has named it the seventh most corrupt country in the world.

One of the main characteristics of the local market is its chaotic nature. Afghanistan has no land registration system, and according to the US International Trade Administration, about 80% of transactions are closed informally without documents to prove ownership of the seller who wants to sell their property for sale in Afghanistan.

This is the reason why the same plot of land is often owned by different owners, while the local courts are not able to effectively resolve such disputes. In general, the market is regulated freely, with controversial and incomplete laws and property lawyers who do not have the necessary skills.

In the mid-2000s, Kabul experienced a building boom during which abundant first homes were built for international experts, embassy employees, lawyers and government officials. However when the NATO coalition announced its decision to leave Afghanistan as a result, the attractiveness of capital investments has fallen dramatically. Many projects have been suspended and prices of property for sale in Kabul have fallen by 30-50% over several months.

However, this does not mean a total lack of demand of property for sale in Afghanistan today. According to official data, from 2004 to 2017, the population of the country has grown by almost 40%. The population of the capital has increased by 25% in the last five years, from 3.2 million to 4 million. The inhabitants of rural areas are flocking to Kabul in search of employment and a better and safer living environment.
